Project Description

An alteration and addition. Clients approached us with pre-drafted plans. The idea was to create a beautiful living space while taking full advantage of the south/west aspect. To take full advantage of this aspect, we added a second storey to the property, allowing our owners to soak up the unbelievable view in one of the most beautiful sought-after cities in the world.  In the existing ground floor of the property, we made dramatic changes to the layout, moving several walls and altering the structure to accommodate a brand new 4 car garage and a very grand entrance to the home.

Obstacles that were Overcome

Given the overall property size, I feel we could have faced more obstacles than we actually did, however, as this property is located on the top of Balgowlah Heights, we did face many weather issues regularly, usually high winds or extreme heat, we were very exposed to the elements.  This was very testing for our team during the construction process.  One of the main obstacles was the scale of the project and managing our structure into place. This was very difficult due to structural steel member sizes, which made it difficult for craning in the steel members.

Outcome

The end product, after the testing build process, has left the clients extremely happy.  The addition alone has given them 3 new bedrooms, 2 bathrooms, large kitchen, butler’s pantry, indoor and outdoor living space plus a cinema room.  Each room is very spacious which creates very comfortable living all with fantastic South Westerly views.  In total the house now has 6 bedrooms, 5 bathrooms, 1 Gym, 1 Cinema room, 1 Cigar / Wine room along with a 6 car space garage.This home has been transferred from an old red brick 1960’s house to an ultra-modern masterpiece, with very high end attention to detail.

It is with pleasure that I provide this reference for Ross and Breaside Building.

I describe our project as a ‘rebuild’ rather than ‘renovation’. It was the Addition of a Second Floor and the Reconditioning and Upgrade of the Original Building.

While the plans for the addition were solid there was a high degree of ambiguity to the project related to the original building – I describe it as free building. This provided unforeseen circumstances and some unique challenges. Ross both contributed to the solution to encounter problems and at all times had the vision of the building in context. He has a calm level headed approach, engages and also takes feedback. Ross and the team brought the enthusiasm of a growing business. I’m sure there were many learnings from our project for Ross and the team and you can never have enough communication and project management.

We couldn’t be happier with the quality and finish of the build. We have also been impressed with the post build follow up provided by Ross.
