Bondi Apartment Renovation


Project Description

Although this was a large apartment it felt small and boxy, located in a very lovely building a five minute walk from Bondi Beach. This apartment was very dark and never had much natural light due to having several walls (in my opinion) designed in the wrong place.

Our main goal was to open the apartment up to have an open plan kitchen, dining and living area and to achieve this we had to remove six structural walls. After we propped the ceilings above and the joist work we got to work demolishing all brick work and then installing new structural Steel beams. After the steel beams were installed we removed all the propping. Due to the walls being so close together the floor was very inconsistent and we decided to completely replace all joists through from dining to kitchen area to give the client a perfect surface. When the joist work was done all our services works was roughed in and we closed off the floors with very striking engineered spotted gum flooring.

We then went on to design and fabricate full new custom kitchen, bathroom and new wardrobes to both bedrooms.

We had the luxury of having overly high ceiling height’s so we decided to suspend a new gyprock ceiling throughout the whole apartment. By doing this it gave us the opportunity to incorporate a full new ducted air conditioning system. The air conditioning system was set in bulkheads above each wardrobe and also in the living and kitchen areas. The full apartment was addressed and our client Ana really wanted to keep a level of the original design around the apartment so her kitchen was designed using shaker style glass doors and we fitted replica of the original cornices throughout the full apartment, this allowed us to still keep a fresh modern look but not lose the original look of the apartment block itself. The client was very happy about this.

As this apartment was on the ground floor of the block it was the only apartment to have a driveway, we changed the driveway around, they could still get two cars in there. We also put in an external Laundry under the well lit pergola where the client spends a lot of time daily.

Obstacles that were Overcome

Being in an apartment on the bottom level of three, understanding the structural element in this build was very difficult and very precise work. Our structural propping needed to be perfect and the placement of our structural steel members had to be positioned very accurately and precise to the plans.



Once again we have exceeded all expectations and Ana is really enjoying the new space.
